Scope of Works
The Brief
The client engaged Novus Projects to deliver nine new single-storey homes for affordable rental housing. Each 150m² residence was planned around practical family living, with open-plan living areas, contemporary kitchens and secure single-car garages.
The project was delivered under a $3.4M contract, with Novus Projects taking responsibility for the construction of the entire block. The nine homes were delivered as one development over a year-long timeframe from June 2025 to June 2026.
With nine residences being constructed within the same development, the scale of the project made coordination a central part of the delivery. The project depended on the construction of multiple homes to progress together while the wider block was developed around them.
Design & Materials
The homes share a consistent underlying specification, but the internal finishes varied across the development. Novus Projects chose the tile and cabinetry finishes, with each residence given its own colour palette.
That approach introduced personality across the block of nine homes without necessitating a different construction approach for each residence. The resulting project reads cohesively but avoids creating carbon copies of the same home.
The external specification includes face brickwork on the elevations, concrete brick paving throughout and landscaping across the site. Together, these elements formed part of the wider scope as opposed to being treated like separate works to the buildings.
Building the Whole Block
The scale of the Villas meant that the logistics of the site extended well beyond managing individual dwelling construction. Novus Projects coordinated the nine homes as a single development, allowing all the necessary works and finishes to be sequenced throughout the block.
This was especially important as the project wasn’t limited to the buildings. Paving, landscaping and the internal finishes all had to be completed across the nine residences within the same 12-month timeframe.
Managing the entire block through the one contract gave Novus Projects oversight over the whole development. Rather than finishing one residence before moving over to the next, the project needed resources and construction to be coordinated across multiple homes at once.
Outcomes
The nine homes were completed in June 2026, concluding a year-long construction timeline within the $3.4M contract value.
The completed development provides nine new affordable rental homes, with each residence incorporating its own colour scheme alongside the shared specification across the block.
Managing the project as a single nine-dwelling development let us coordinate the construction, internal finishes, paving and landscaping across the entire site. The completed development now provides nine new affordable rental homes.
