What is a duplex?

A duplex is a single residential building with two separate, self-contained homes within it. Each living unit must have its own separate entrance. It must also be utterly self-contained, with its own bathroom, kitchen, bedroom, living area and so on. 
Typically, a duplex contains two residential units, side by side, with a shared wall. Often, their designs are very similar, if not identical. They will likely be of equal status and value and they can be single or double storey.

What is a triplex?

A triplex is similar to a duplex, except it consists of three self-contained units on a single block of land, rather than two. Triplexes are usually arranged side-by-side, although they can also be stacked or positioned front to back. Again, units share a common wall. The same applies to duplexes.

Developing a duplex or triplex with your builder is a smart move for a number of reasons. More units increases your chance of profit when selling, while building similar buildings on the same site is more cost effective than running construction sites at different locations.

Developing a duplex or triplex can substantially increase the overall value of your property or block. By converting one large block into two or three dwellings (especially if you can achieve Green Title subdivision), you create multiple assets that are often more appealing to buyers than a single, larger, older home.

If you're buying a development site, the stamp duty is typically on the single master block, rather than on multiple individual blocks if you were to buy separate properties. This means it’s substantially cheaper to build a duplex or a triplex than it would be to construct different units across different locations.

Is your property suitable for a duplex or triplex?

While the benefits of building a duplex or triplex are compelling, there are also some considerations to bear in mind. You will need to research the zoning of your block, any minimum lot size requirements, as well as council regulations.

The minimum lot size requirement depends on your block’s R-code, so there is no standard minimum lot size. R-codes dictate the maximum density and form of development allowed on each property.

The higher your R-code, the higher the density of dwelling allowed. You can find your R-code by checking your local council’s website, or contacting their planning department.

The size and shape of your block will also influence the feasibility and design of the development. Corner blocks with two street frontages are often ideal for triplexes.

Market demand and council considerations

While Perth’s property market remains strong, you should research the specific demand for the area your block is in. Some of the older, more established suburbs in Perth are known for their large blocks, so demand might be less in these areas.

You also need to engage a duplex developer who is experienced in working with local councils, so that they can ensure you adhere to all building codes and local regulations.

Is a duplex or a triplex better for my block?

You will need to consider the specifics of your block to help you decide whether a duplex or triplex is the better option. The first thing to look at is the zoning. Your block’s R-code will tell you how many dwellings you can build on it and whether a duplex or triplex is possible.

The next thing to consider is the size and shape of your block, and what would be most practical. Just because your block’s R-code permits a triplex doesn’t mean it will be suitable. A duplex development might be better for your space.

Consider whether the shape allows an attractive configuration for a triplex or if a duplex would be a better property investment for the space.

You should also take cost into account. Triplexes are likely to incur higher site works costs, and higher overall construction costs. It will also cost more to subdivide into three units, rather than two. That said, the potential for profit is also higher.
